These terms apply to your use of mountaintoppropertymanagement.com and to the communications you receive from Mountaintop Property Management LLC (“Mountaintop PM,” “we,” “us”). Property management services themselves are governed by the separate written management agreement you sign with us; where that agreement and these terms differ, the management agreement controls.
Using this website
The information on this site is general and provided for your convenience. Rental estimates, service descriptions, and timelines are not offers or guarantees. Nothing on this site is legal, tax, or investment advice.
SMS text messaging program
Consent to receive text messages is optional. You are never required to agree to text messages in order to submit a form, request a rental analysis, or receive any service from us. No mobile information collected as part of the SMS consent process is shared with or sold to third parties or affiliates for their marketing purposes.
- Program description
- If you give consent, Mountaintop Property Management may send you text messages about the inquiry you submitted, scheduling and confirming appointments, rental analysis follow-up, and, if you become a client, messages about your property and account.
- How to join
- By checking the optional SMS consent box on a form on this website, or by otherwise giving us express written permission, you agree to receive text messages at the mobile number you provide. You confirm that the number is yours and that you are authorized to consent for it.
- Message frequency
- Message frequency varies depending on your inquiry and, if applicable, activity on your property.
- Cost
- Message and data rates may apply. We do not charge for the messages; your mobile carrier may.
- How to opt out
- Reply STOP to any message at any time, and we will stop texting that number. You will receive one confirmation message, and then no further messages unless you opt in again. You may also call or email us and ask us to stop.
- How to get help
- Reply HELP to any message, call (435) 962-1300, or email office@mountaintoppm.com.
- Carriers
- Supported carriers may change without notice. Wireless carriers are not liable for delayed or undelivered messages.
- Privacy
- Our handling of your number is described in our Privacy Policy.
Affiliated businesses
Mountaintop Property Management LLC and Mountaintop Windows & Exteriors LLC (Utah DOPL Contractor License B100 #14309836-5501) are under common ownership. Where affiliated repair or maintenance work is proposed on your property, we disclose the affiliation to you in writing and obtain your approval before the work begins. You are never required to use our affiliated contractor and may select any licensed contractor. Contractor work is limited to the scope of that license.
Your consent to receive communications from Mountaintop Property Management does not extend to any affiliated company.
Licensing
Mountaintop Property Management LLC is a licensed Utah property management company (license #14317475-MN00) under the Utah Division of Real Estate, with Thomas Stout as principal broker (license #8909680-DB00). We comply with fair housing law and do not discriminate on the basis of any protected class.
Intellectual property
The content, logos, and images on this site belong to Mountaintop Property Management LLC and may not be reproduced without permission.
Limitation of liability
This website is provided “as is.” To the extent permitted by law, we are not liable for indirect or consequential damages arising from your use of it. This does not limit any obligation we owe you under a signed management agreement or under Utah law.
Governing law
These terms are governed by the laws of the State of Utah.
Changes
We may update these terms, and will change the date at the top of this page when we do.
