The owner's dilemma

Owning a rental you can't drive past is stressful.

Distance turns small problems into expensive ones. A broker-led manager on the ground closes that gap.

You're far away

Managing tenants, repairs, and showings from another state means you're always a step behind what's actually happening at the property.

You didn't plan to be a landlord

Inherited a home, relocated for work, or couldn't sell at your number. Now you're responsible for an asset you never set out to run.

You can't be there in time

A burst pipe or a vacancy that drags on costs real money. Response time is the difference, and it's the thing distance takes away first.

What we do

Two services, kept clearly separate.

Full-service property management for your rental, and home watch check-ins for the home you leave empty. Distinct services, run with distinct care.

Home Watch

We check on the home you leave behind

Scheduled visits to your vacation or second home while you're away, so you're never guessing.

  • Periodic interior and exterior check-ins
  • Looking for leaks, damage, and anything out of place
  • A report after each visit, so you have a record
  • A local point of contact when something comes up
How home watch works →
Home watch is a separate service from licensed property management and is run on its own terms — ask us which one fits your situation.
The difference

Broker-led, not broker-adjacent.

In Utah, property management is a licensed real estate activity. Many operators work under someone else's license. We are the brokerage.

Maintenance reviewed by a licensed general contractor.

Our affiliated company, Mountaintop Windows & Exteriors LLC, holds a Utah B100 General Building Contractor license. Repair quotes get a contractor's review before you pay for them, and when a job falls within that license's scope we can perform the work ourselves — with written disclosure of the affiliation and your approval first, every time.

You are never required to use our affiliated contractor. You may choose any licensed vendor for any job.

Getting started

Three steps to handing it off.

1

Request a free rental analysis

Tell us about your property. We'll give you an honest read on what it should rent for in today's Southern Utah market — no cost, no obligation.

2

We build the plan on a call

We walk through pricing, what needs attention before listing, and exactly how management would work for your situation.

3

We manage, you relax

Once you're on, we take it from here — leasing, tenants, maintenance, and inspections — and keep you informed without burying you in it.

Common questions

What owners ask us first.

Does a property manager in Utah need a real estate license?

Yes. In Utah, property management for others — including advertising rentals, finding tenants, negotiating leases, and signing rental agreements — is a licensed real estate activity under the Utah Division of Real Estate. Mountaintop Property Management is a licensed Utah brokerage (license 14317475-MN00) led by principal broker Thomas Stout (license 8909680-DB00).

What does a property manager do for an out-of-state owner?

We handle everything that requires someone on the ground: pricing and marketing the rental, showings and tenant screening, lease preparation, rent collection, maintenance coordination, routine inspections, and owner statements. You get a local licensed broker responsible for the property so distance stops being a problem.

What is the difference between property management and home watch?

Property management is for a home you rent out: we find and manage tenants and run the rental under our Utah brokerage license. Home watch is for a home you leave empty, such as a vacation or second home: we visit on a schedule, check for leaks, damage, or anything out of place, and send you a report after each visit. They are separate services, and we'll tell you which one fits your situation.

What areas does Mountaintop Property Management serve?

We serve St. George, Washington, and Hurricane in Washington County, and Cedar City in Iron County, Utah. If your property is just outside these cities, ask and we'll tell you honestly whether we can serve it well.

Who handles repairs, and can I use my own contractor?

Repair quotes are reviewed with a contractor's eye before you pay for them. Our affiliated company, Mountaintop Windows & Exteriors LLC, holds a Utah B100 General Building Contractor license (#14309836-5501), and when a job falls within that license's scope we can perform the work ourselves. Because the two companies share ownership, we disclose that affiliation to you in writing and get your approval before any affiliated work begins. You are never required to use our affiliated contractor and may choose any licensed vendor for any job.
