Someone checks on your home while you're away.

Scheduled visits to your vacation or second home in St. George, Washington, Hurricane, or Cedar City, with a photo report in your inbox after every visit.

A quiet vacation-home patio with red rock behind it
Who it's for

Any home that sits empty for weeks at a time.

An empty home can't tell you when something goes wrong. A slow leak or a dead AC unit can run for weeks before anyone notices.

Snowbirds and part-time residents

You spend part of the year in St. George and the rest somewhere else.

Vacation and second homes

The house is yours, not a rental, and it sits quiet between your trips.

Homes between tenants or for sale

Vacant while it's listed, being repaired, or waiting on the next lease.

Inherited homes

A family home you're responsible for from out of state while you decide what to do.

Every visit

What we check, every time.

This is the same checklist we fill out on site. Every item is marked OK or flagged, so you can see exactly what was looked at.

Outside

  • Doors and locks secure, no signs of forced entry
  • Garage door closed and working; garage checked inside
  • Windows and screens intact
  • Roof, gutters, and stucco: visible damage or storm debris
  • Irrigation looked over for obvious problems: leaks, broken heads, standing water (we don't run or adjust the system)
  • Hose bibs and exterior plumbing: drips or freeze damage
  • AC condenser running and clear
  • Pool or spa level and equipment (if present)
  • Mail, packages, and flyers removed so the home doesn't look empty
  • Trash bins put away; no HOA or city notices left posted
  • Pests: wasp nests, scorpions, rodent activity

Inside

  • Windows closed and locked
  • Thermostat set where you want it, indoor temperature recorded
  • Water heater, softener, and supply lines checked for leaks
  • Under every sink checked for leaks
  • Around toilets, tubs, and showers checked for leaks
  • Water run in every drain, toilets flushed, and washer run on a rinse cycle at least every two weeks to prevent sewer odor
  • Ceilings and walls checked for water stains
  • Refrigerator and freezer running
  • Smoke and CO detectors not chirping
  • Electrical panel: tripped breakers
  • Odors: gas, mold, sewer
  • No signs anyone has been inside

Before we leave

  • Every exterior door locked and checked twice
  • Alarm set, if you have one
  • Lights and blinds left the way you asked
  • Photos taken of anything unusual
  • Visit report sent to you the same day
Your visit report

Proof of every visit, with photos.

You don't have to take our word for it. Each visit produces a dated report you can keep, forward to your insurer, or share with family.

Why it matters here

Southern Utah is hard on an empty house.

The risks change with the season, and so does what we pay closest attention to.

Summer

Heat

A failed AC unit in a closed-up house can push indoor temperatures high enough to damage finishes, electronics, and anything in the fridge.

Late summer

Monsoon storms

Wind, flash rain, and blowing debris can damage roofs, flood window wells, and knock out power.

Winter

Freezing nights

Hose bibs, irrigation backflows, and exposed pipes can freeze and split, especially in Cedar City.

Year-round

Water and pests

Softeners, water heaters, and supply lines leak quietly. Scorpions and rodents move into homes nobody is using.

Clear expectations

What home watch is, and what it isn't.

Home watch is

  • A scheduled visual check of your home's interior and exterior
  • A written checklist and photo report after every visit
  • A phone call when something needs your attention
  • Arranging a licensed vendor of your choice, with your approval

Home watch isn't

  • Property management or renting out your home
  • Cleaning, repairs, or maintenance work
  • A security patrol or alarm monitoring
  • A home inspection or a guarantee that nothing can go wrong

Common questions

Home watch questions.

What is home watch?

Home watch is a scheduled visual check of a home while the owner is away. On each visit we walk the exterior and interior, look for leaks, damage, pests, and anything out of place, and send the owner a checklist and photo report the same day. It is not property management, cleaning, or repair work.

How often should an empty home be checked?

It depends on the home and on your insurance. Many homeowners policies have vacancy or freeze-protection conditions that expect a home to be checked regularly while it is unoccupied. Check your policy, and we will set a visit schedule that matches it. Weekly and every-other-week visits are common.

What happens if you find a problem?

We document it with photos and call you. With your approval, and within the emergency limit set in your service agreement, we arrange a licensed vendor of your choice. We do not authorize work you have not approved.

Set up home watch for your home.

Tell us about the home and how long it sits empty. We'll recommend a visit schedule and send you an agreement to review.
